Sargodha Road, Gujrat — Why Buyers Are Looking Beyond GT Road
What's happening on Gujrat–Sargodha Road, from the approved road rehabilitation to new communities, and the honest trade-offs of buying 15 km from the city.

Ask anyone in Gujrat where new housing is going and most will say GT Road. Most of the city's well-known new schemes sit along it. But a growing number of families are looking the other way, south-west along Gujrat–Sargodha Road, towards Kunjah and Mandi Bahauddin.
What's happening on the corridor
- Road rehabilitation approved (2025). In March 2025 the Punjab Provincial Development Working Party approved Rehabilitation of Gujrat–Sargodha Road (Gujrat City to Mungowal), 18 km, at Rs 1.23 billion (P&D Punjab). Better road surfaces cut the real cost of living outside the city: travel time.
- A longer-term link. The province has previously approved dual-carriageway works on the Gujrat–Mandi Bahauddin–Salam Interchange route (P&D Punjab, 2017), the corridor that connects this side of Gujrat to the M-2 motorway network.
- Planned communities. Instead of plots added piecemeal to existing villages, newer projects such as Kunjwal City (15 km Sargodha Road) are laid out from the start with wide roads, a mosque, parks and a gated entrance.
Infrastructure timelines in Pakistan move. Treat any project as "approved" until you can drive on it, and ask locally about its current status.
The honest trade-offs
What you gain
- More land for the same budget than in-city colonies.
- Quieter, safer streets away from national-highway traffic.
- A planned layout: proper road widths, green spaces and utilities designed in, not retrofitted.
- Room to grow as the city expands in this direction.
What you give up
- Distance. At about 15 km from the city, you'll rely on a car or regular transport for schools, hospitals and bazaars.
- Time to maturity. New communities take years to fill in with homes and shops. Buy because the plan makes sense, not because a neighbour promised a quick flip.
Is it right for you?
Sargodha Road suits families who want space and a planned community, overseas Pakistanis building for the future, and investors with a 3–5 year view. If you need to walk to Gujrat's markets every day, a central colony is the better fit, and that's fine.
