Choosing a Housing Society in Gujrat — A Buyer's Guide for 2026
How to choose the right housing society in Gujrat: location, plot size, payment plan, possession and the questions to ask before you book a plot.

Buying a plot is one of the biggest decisions a family makes. In Gujrat there is no shortage of choice, so the useful question isn't which brochure looks best, but which community fits the way you'll actually live. This guide sets out what to weigh, and the questions every developer should be able to answer, including us.
1. Location: city, highway or open road
Gujrat's housing falls into three broad settings:
| Setting | Suits you if… | Trade-off |
|---|---|---|
| Inside the city | You want to walk to bazaars, schools and offices | Older layouts, little space to grow |
| Along the GT Road | You commute on the GT Road every day | Busier, faster-rising land prices |
| On Sargodha Road | You want space, quiet and a planned layout | You'll drive into the city |
Sargodha Road runs south-west from the city towards Kunjah and Mandi Bahauddin. In March 2025 the Punjab planning board approved the Rehabilitation of Gujrat–Sargodha Road (Gujrat City to Mungowal) project (P&D Punjab). Kunjwal City sits on this road, about 17 km from Gujrat city. See exact distances.
2. Plot size: buy for the next ten years
Choose for the household you'll have, not the one you have today:
- 3 Marla — first homes and investment; a compact 2–3 bedroom house.
- 5 Marla — the classic family start; a double-storey 3–4 bedroom home.
- 7 Marla — room for parents or a growing family, plus a small lawn.
- 10 Marla — the full family home, with parking for two cars.
Always confirm what a Marla means in square feet (225 or 272) and get your plot's dimensions in writing. Our Marla size guide explains the difference.
3. The payment plan, line by line
An installment plan is only as good as its small print. Ask for the full schedule in writing and check:
- the booking amount and the number of monthly installments
- whether development charges are included or billed later
- what is due at possession, and when possession is expected
- surcharges for corner, park-facing or boulevard plots
How Kunjwal City's 3-year plan works.
4. What's inside the gates
A gated community is more than a boundary. Look for a single controlled entrance, round-the-clock security, a mosque, a park where children can play, and land set aside for schools, healthcare and shops. These are what make a scheme a neighbourhood.
5. Proof you can see
Renders show the plan; dated site photos show the progress. Ask to see the roads, the gate, electricity poles and houses under construction, in person or on a live video call. Kunjwal City publishes a month-by-month progress log with real, dated photos.
Questions to ask before you book
- Can I see the layout plan with my exact plot marked on it?
- What is a Marla here in square feet?
- Which development charges are included, and which are extra?
- When will possession be given?
- Can I visit the site, or see it on a live video call, before booking?
- Will every payment go to the company account, with a receipt?
If a developer answers all six clearly, you're in good hands. If you'd like to put them to us, book a visit to Kunjwal City.
