Buying a Plot in Gujrat from Italy, Spain or the UK — Step by Step
For overseas Pakistanis: NICOP, paying from abroad, power of attorney, tax as an overseas buyer, and booking a plot in Gujrat without flying home.

Gujrat has one of the largest diaspora communities in Pakistan, from Brescia and Barcelona to Birmingham and the Gulf. Many families want a plot back home for a future house, for parents, or as a long-term asset, but buying from 5,000 km away raises fair questions. Here is the process, step by step, with sources.
1. Decide what you're buying, and get it in writing
Before money moves, ask for the layout plan with your plot marked on it, the plot size in square feet (a Gujrat marla can mean 272 sq ft or 225 sq ft — see our guide), and the full payment schedule, including development charges.
Then see the plot. A family member can visit, or you can ask for a live video walk, not a pre-recorded clip. A developer who won't do this is telling you something.
2. Get your identity documents in order
Most developers and banks will ask for:
- CNIC or NICOP (the National Identity Card for Overseas Pakistanis)
- Passport copy
- Recent photographs
- A POC (Pakistan Origin Card) if you are a foreign national of Pakistani origin
Requirements vary by developer, so ask for the exact list before sending anything.
3. Choose how to pay
The simplest route is a bank transfer from your account abroad (or your Pakistani bank account) straight to the developer's company account. Before the first transfer:
- Get the company account details in writing from the developer's official number.
- Never pay into a personal account, however senior the person.
- Keep the official receipt for every payment, along with your bank's transfer confirmation.
- Ask your bank about transfer fees and exchange rates. Installments over 36 months add up.
4. Understand the tax position
According to the FBR, overseas Pakistanis holding a NICOP or POC who spent less than 183 days in Pakistan in the tax year are charged the filer rate of withholding tax on property purchase and sale (sections 236K and 236C) even if they are not on the Active Taxpayers List (FBR overseas FAQs). The Budget 2026–27 reduced property withholding rates. Rates change every budget, so confirm the current figure with your tax advisor or the FBR before you transfer.
5. If you can't be there: power of attorney
For steps that need a signature in Pakistan, many overseas buyers appoint a trusted relative through a power of attorney. The general process (Zameen guide):
- Prepare the power of attorney and have it attested at the Pakistani embassy or consulate where you live.
- Send the original to Pakistan, where it is verified by the Ministry of Foreign Affairs.
- Register it with the sub-registrar before use.
Keep it specific (one property, defined powers). A general power of attorney over all your affairs is rarely necessary.
6. Book, then pay on a schedule
With documents in hand and the payment route agreed, the booking itself is simple. At Kunjwal City, for example, overseas buyers:
- Message us on WhatsApp with the plot size and a good time to call.
- See the site live on video, or send family to visit 15 km Sargodha Road.
- Share document copies.
- Pay the 30% booking amount to the company account.
- Receive booking documents, then pay the balance over 36 monthly installments.
